Bnei Brak Building Hit by Iranian Missile to Be Demolished, Replaced With 84 New Apartments

Nearly a year after an Iranian missile struck a residential building in Bnei Brak during Operation Rising Lion, the heavily damaged four-story structure at 68 Hamaccabim Street is set to be demolished and replaced with a new residential development.

The original building, which contained 24 units, will be redeveloped as part of a Tama 38/2 urban renewal project led by Urbanitop. The new development will include three residential buildings with a combined 84 apartments and approximately 422 square meters of commercial space, designed for the city's Chareidi population.

The missile strike occurred on June 16, 2025, rendering the structure completely uninhabitable. Despite the circumstances, a building permit was secured less than a year after the attack.

Following the strike, Urbanitop assisted displaced residents by helping locate temporary housing and arranging financial support. The real estate financing company Barakate, alongside an insurance company, has provided financing and guarantees totaling approximately NIS 247 million for the project.

Adi Gazit, CEO of Barakate, said the missile strike required the parties involved to react quickly and restructure the financing arrangement. "The damage to the project required a rapid response and an adjustment of the financing structure to the new reality and to the developer's timetable. Within a short period of time, we formulated a framework that allowed the project to move forward toward receiving a permit and beginning construction," Gazit said.

Rav Pinchas Zaltzman, CEO of Urbanitop, credited Bnei Brak Mayor Chanoch Zeibert and Deputy Mayor Menachem Shapiro for expediting approvals. "I would like to thank Bnei Brak Mayor Chanoch Zeibert and his deputy, Planning and Building Committee Chairman Menachem Shapiro, for the speed and efficiency with which all the processes were advanced," Zaltzman said.

The redevelopment will increase the residential units on the site from 24 to 84 apartments.
